sorry, but just wanted to get something off my chest

my girlie, Andrea, has been trying to sell her and her ex's house so they can eventually go and get on with their new lives - all was looking good last week when a prospective buyer was REALLY interested in the place and put in an offer - this was rejected so they went up another 10k and was accepted (this being 30k under the asking price) - they were dead keen and wanted to be in by xmas !!!!! - cool, no worries - survey planned for thursday this week

yesterday, got the call from estate agents that they'd pulled out of the deal because, get this, the clients had had a chat with the surveyor, who at that time hadn't even seen the property, and he had told them the house was only bought for a certain price 2 and a bit years ago and in his eyes wasn't worth what they were going to pay !!!!!!!!!!!!! well, as you can imagine, everyone was a little perplexed by this - he apparently found out on the www. the sold price in 2009, and based his "judgement" on this and relayed it to the 'buyers' ??????

the house has had a fair old bit of work in those 2 1/2 years and is absolutely lovely - yes, i know prices are falling, but it was separately valued by three independent estate agents who all valued it within 10k of each other !!!!!

anyway, its back on the market again and xmas being planned there again

just wondering if anyone else or friends, has had this done to them - is it a one off or a new trend ??? ............................. daft thing is, the surveyor has also lost out on his fee .......................................... the stupid feckin t**t

I'd get on to the buyers agents and solicitors so at least they know who collapsed the chain and prevented them from attaining their fee's, everyone will have to wait as a result of this t****. Yes house prices have dropped over the last 3 years but if work has been carried out then that should bump it back up as the house won't be in the same condition as previously. I've not long been through the process myself and have my own stories of woe, it's an effin minefield out there! There is loads of www sites you can go on and they list all houses sold in your area (NETHOUSEPRICES.COM) for the last 10 years now as they get the details from the land registery

Its the surveys job to value the property on behalf of the mortgage lender and report back on his findings , which is what he has done in this case.

They have to value the house some how , and that is usually comparing it to recent sales in the area of similar houses. This doesn't take into account houses like yours which may have been bought cheeper and have had lots of work done on them. Your estage agent should point this out to the potential buyers and show them some proof of recently sold properties in the same condition as your is now , showing the value they sold for.

You can check prices online yourself for free (as the surveyer did) on websites like

yeah, BUT as said, he never physically looked at the house !!!!!!!

I have had something (only slightly) similar happen recently and reported it to Trading Standards, the problem was that because it wasn't me that employed them then I could do nothing about it, had I been the customer then they would have taken him to the cleaners.
Saying this you can still probably report him to the 'Royal institute of chartered surveyors' or similar. It might be worth a try and may even help get the mess turned around.

well, they came back, a new £10k below price was agreed ...................... they paid for the survey was done and then it all went quiet for two weeks ................ the survey "came up with £10-15k worth of work needed to be done but they wouldn't say what it was ????????????? .......................... so they have now been told the price is non negotionable but "good luck" in your search for a house in Dorset and happy christmas !!!!!!!!!!!!!!!!!!!!
