Word to the wise frosty.Friend of mine had a little terrace house left to him by his uncle,Didnt want to live there,cos It had no garage He let it thru a agent on a 5year lease,All went well for 4 1/2 years then the $hit hit the fan He couldnt get it back off them It got dragged thru the courts and cost him a fortune,Took 2 years to go thru the correct channels and Then In the last 12 hours they destroyed it They even left the kitchen and bathroom in the back garden!!! and knocked out a structual dividing wall downstairs, (neighbours thought it was getting renovated )I really felt for him,The insurance were pretty good and really went out of there way to sort it with him, And all This was with a big name agent too???? If all goes pear shapped the law sides with them! It was a total joke from start to finish, If he could turn back time He should have taken a Mates advise and paid for a van of boys to remove the tennants,Thing was they seemed really nice people,we even used to chat to them at the local
Rant over now I sure all tenants arnt like them(thankfully)

when i rented my house out to a family friend's daughter (slag) i didnt know she would fcuk her boy friend off in the first week then she was struggling with the rent , then along the way it looked like it was a brothel , when i fcuking draged her and her family dog etc. (contract said no pets)out by her greasy hair she lost her depo and i just managed to get all the jobs done on house that she fcuked up 1. cig burns in every room in carpet 2. she dropped the iron on the floor and melted the carpet in dining room 3. black listed the house and subsequently me and the wife and new tennat 4.broken window the list could roll on

i suggest you write a belting contract so it even lists the day they to put the rubbish out in the bin if they genuine m8 they will just sign it and comply

Basically the inns and outs and any pitfalls. have had some very good advice so far and also heard some real horror stories. Am going to pay the estate agents who are currently marketing out house a visit today to see what the recommend.
